This 200 room, 14-story hotel and 208 space, 3-level parking garage is located on the white sands, facing the Gulf of Mexico in Panama City Beach, Florida.

The hotel features all-suite smart rooms with balconies, an elevated lobby with expansive views of the Gulf, beachfront lazy-river pool, hot tub, cabanas and pool level snack bar and bar, as well as a fitness center, hospitality rooms and dune walkover with direct beach access.  The HVAC system consists of high efficiency heat pump type Variable Refrigerant Flow (VRF) heat pumps for the public areas and back of house. Guestrooms have package terminal air conditioning units. Due to the hot humid climate that this hotel is located in, dedicated 100% outside air systems (DOAS) have been provided to dehumidify and temper the high quantities of fresh air.  Plumbing fixtures are of the water saving type and domestic water heaters are condensing high efficiency type.

Fire suppression systems consist of combined standpipe risers with booster fire  pump and jockey pump. Since the occupied hotel structure is situated above an open parking garage, the garage area is fully sprinklered with a dry-pipe system.  The dry system piping is internally and externally galvanized. Piping supports are stainless steel and heads have a corrosion resistant coating due to the salt laden coastal environment.

The electrical design included 480V and 208V distribution systems, LED lighting, a distributed low voltage lighting control system, and fire alarm system. The lighting design utilized energy efficient LED light fixtures with integral dimming capabilities in all spaces to allow for maximum occupant lighting control and energy efficiency. In order to minimize impact to nesting sea turtles, the parking garage lighting incorporated wildlife  friendly light sources with added beach-side shields to minimize the light trespass extending beyond the garage footprint.  Two exterior egress stairs on the beach side of the building were outfitted with illuminated handrails with turtle friendly light sources to ensure that no direct light source was visible from the beach.
